Security cameras are a great way to keep an eye on the property. These help keep Tenants (and their guests) in check, prevent theft and vandalism, and otherwise give you a sense of security. While you can install security cameras at your rental property, placing cameras in the wrong place will get you in hot water.
📸 Where can I install security cameras?
Generally, security cameras can be installed in any common area or exterior location where a Tenant does not have a reasonable expectation of privacy.
Good:
Driveway
Yard
Lobbies / Stairwells / Hallways (if multi-unit common area)
Other areas used for getting in/out of the property
Bad:
Inside rental home
Inside garage
Hidden cameras
If installed in the wrong place, your Tenant's privacy rights may be violated. This leads to civil and criminal penalties (including jail time).
🔊 Does it matter if audio is captured with video?
Yes. Capturing audio includes much stricter laws and often requires consent. If you want audio, better get the Tenant's informed written consent (you can get this in your lease).
And if you're capturing video in the locations mentioned in this guide, make sure audio is not recording.
